Dear Eugene,
To clarify, when you mentioned "south of the building" does it mean that the frontage is at the north. And that the huge lake is at the back of the building.
If so, what is the distance from the lake.
Would you be possible to draw a sketch of your building, in relation to the outline of the lake and high-way (with a top-down prespective) which can relatively indicate the distance and outline e.g. the highway is moving towards your building or parallel or curing inwards etc...
Frankly, it is very difficult to comment on the current information.
